Cotswold Oak partners with E.ON Next to launch first Lower Bills, Built In development.
Cotswold Oak is proud to be the first housebuilder to launch E.ON Next’s new Lower Bills, Built In proposition, bringing predictable, low-cost energy to new build homes through integrated smart technology.
Avalon Grove will feature 35 high-quality, energy-efficient homes designed for modern living, reflecting our commitment to responsible housebuilding.
Through our partnership with E.ON Next, Lower Bills, Built In has been created to give homebuyers greater certainty over household running costs from day one. By combining solar PV, battery storage, and smart controls as part of the build process, the homes at Avalon Grove will be designed to deliver a simple and more predictable energy experience.
Homebuyers at Avalon Grove will have access to a fixed electricity tariff of £25 per month, supported by solar panels and battery storage managed through E.ON Next’s Home Energy Management System. The system works to optimise how energy is generated, stored and used within the home, helping residents make the most of their own renewable energy while reducing exposure to changing energy prices.
This approach supports our long-term vision of responsible housebuilding. At Cotswold Oak, we believe the quality of a home is not only measured by how it looks on the day it is handed over, but by how it performs for the people living there in the years that follow. Lower Bills, Built In offers an important opportunity to support buyers with greater affordability, while also embracing practical low-carbon technology that can be delivered at scale.
Future Lower Bills, Built In developments are expected to include additional options such as EV charging support for up to 10,000 miles per year, as well as expanded heat and power solutions, including air source heat pumps. These future innovations are being developed with the same clear goal in mind: making energy simpler, more efficient, and more affordable for homeowners.
Unlike some premium zero bills style schemes that depend on oversized systems or unusually large roof spaces, Lower Bills, Built In has been developed using a modular approach that can be applied to the majority of UK homes. This makes it a practical and scalable solution for developments like Avalon Grove and beyond.
The homes at Avalon Grove will include a mix of two, three, and four-bedroom house types, ranging from approximately 627 sq ft to 1,750 sq ft. Each home has been designed to combine practical layouts with energy-efficient construction and low-carbon technology. The development will include a mix of private open market homes, alongside opportunities for shared ownership, first homes and low-cost homes, helping to respond to local housing need.
Groundworks at Avalon Grove are scheduled to begin later this month, and throughout construction and occupation, Cotswold Oak and E.ON Next will gather operational performance data, customer feedback, and technical learning to help shape future Lower Bills, Built In developments already in planning.
Chris Norbury, Chief Executive of E.ON UK, said: “This isn’t a niche upgrade for a handful of high-spec homes, it’s designed as a scalable solution for the many, not the few.
"Lower Bills, Built In shows what happens when smart technology is around people. By turning solar, battery storage and other conn into a simple, fixed monthly bill, we’re giving families certainty and helping developers to future‑proof homes as building standards tighten.”
Russell Houghton, Operations Director at Cotswold Oak, said:
“We are proud to be the first developer to bring Lower Bills, Built In to life. Avalon Grove is a strong fit for this initiative because these are real homes for real families, with practical layouts and everyday living in mind. Responsible housebuilding means thinking beyond completion and considering how homes will perform over the long term. Being able to offer buyers a more predictable, fixed cost energy package is a real advantage, and we are excited to work with E.ON Next to explore how this can be applied across future developments.”
Avalon Grove represents an important step forward in delivering homes that are not only thoughtfully designed and well built, but also better equipped for the future.
